SHANCO VS THEM – SEE THE DIFFERENCE
why hire professionals?
Drywall is the surface you see every day. Poor hanging and finishing telegraph through paint and cost double to fix.
Who you hire to repair or install your walls and ceilings matters. Low‑bid shortcuts lead to do‑overs, delays, ghosting and surprise charges. Our trained, vetted, and insured crews deliver durable finishes on schedule—and keep you informed at every step.
See how hiring us saves you from stress and heartache.
Here’s what you get with a trained, insured crew—and what usually goes wrong without one.
Flat & Straight
Hung to spec—staggered seams, correct screw spacing, back‑blocked butt joints, true corners—then Level 4/5 finish and PVA prime so defects show now, not after paint.
Licensed & Accountable
We are WA licensed, insured, and bonded. Itemized estimates, easily accessible schedules, daily progress updates online, and a final walkthrough before we collect our final check—no surprises, no ghosting and a warranty to back up our work. Click on me to verify license →
Clean & Fast
Meticulous dust containment, HEPA vacuum‑sanding, & daily sweeping keeps your home livable and safe. In cold, damp weather we deploy commercial dehumidifiers, heaters, and air movers so mud and texture dry faster—keeping schedules tight without cutting quality.
Texture Match That Disappears
We blend orange peel, knockdown, hand‑trowel, or dead‑smooth to match adjacent walls. We test a small patch, check it under angled light, and refine until patches vanish after paint.
Dust Contamination
Poorly contained work sites, improper technique and sanding without HEPA-filtered dust extractors spreads fine dust through vents and onto belongings.
No License or Insurance
You carry the liability for injuries and damage—and there’s usually no recourse. When there's ladder's involved, one bad fall could cost more than 10 good contractors.
No Accountability
Underpriced jobs can run out of budget, schedules slip, calls stop, work stalls—and you’re left managing the mess. No portal, no written scope, no recourse.
Ugly Work, Costly Fixes
Ever seen a house with wavy walls, flashing seams, rough joints, and mismatched texture? It makes rooms feel cheap. Buyers see it immediately. Fixing bad drywall work costs more than hiring pros to do it right once.

Already Hired us? Prepare for our Arrival
Move small/fragile items; we handle large furniture.
Please pack away valuables, glass décor, small electronics, and cables. We’ll move and protect sofas, tables, and beds as needed and return them at the end. Let us know about heavy or specialty items (pianos, aquariums, safes, gym equipment) so we can plan for third‑party moving if required. Floors and large pieces are covered and masked before work begins.
Remove wall art and window treatments you’d like saved.
Take down artwork, mirrors, shelves, curtain rods, and blinds you want to keep. Place hardware in labeled bags by room. We’ll patch standard nail holes unless you plan to reuse them—just tell us which to leave.
Rehanging is available upon request at project completion.
Confirm colors and sheens; we can provide test samples.
Finalize brand, color codes, and finishes (e.g., eggshell for walls; semi‑gloss for trim). If you’re undecided, we’ll apply on‑site samples so you can see colors in your lighting. Share a simple room‑by‑room list and note any accent walls; once approved, we’ll order materials.
For exterior projects: check your HOA’s color‑approval rules. We’ll provide samples and product data to help you secure approval and avoid delays or fines.
Reserve parking/entry; note alarms, pets, or gate codes.
A nearby parking spot and outlet help us work efficiently. Share keypad/gate codes, alarm schedules, and any HOA requirements. We can also provide secure lockboxes during our time on the project.
For safety, please keep pets and children away from active work areas; we’ll confirm daily start/finish times so you can plan around noise and access.
Clear outdoor hose bibs/outlets for exterior work.
Move grills, planters, furniture, and vehicles away from the house. Turn off sprinklers 24 hours before and after painting; close windows on workdays. Trim vegetation 6–12" from siding when possible—extra clearance improves prep and coverage. We protect landscaping and hardscapes throughout the project.
Cabinet painting prep (if we’re painting cabinets).
Empty cabinets and drawers; clear countertops. We remove doors and hardware, label everything, and create a designated spray/curing area. Expect reduced kitchen access during the process; we’ll review a daily plan and provide care instructions for the curing period.
Note: We focus on building surfaces. Asbestos/lead testing & abatement and significant mold remediation are performed by licensed specialists before sealing when required. We’re happy to coordinate and return after clearance.
Things to Know
Mud Dry Time
Dry time depends on temperature and humidity. Pre‑mixed joint compound typically needs 24–48 hours per coat; setting‑type compounds (20/45/90) set in minutes but still require time to dry before sanding and painting. Keep rooms 60–80°F with normal airflow; use HVAC or a dehumidifier—not high heat—to avoid cracking or flash‑drying.
We do our best to minimize climate challenges using industrial dehumidifiers and space heaters.
Before Painting
Surfaces should be smooth and dust‑free; we’ll inspect the finished surfaces to ensure there are no surprise defects when painting and we’ll prime spots with the correct sealer so paint lays evenly. For bathrooms/kitchens (high moisture areas), consider a mildew‑resistant primer after repair.
Nail Pops/Cracks
Most homes see slight seasonal movement. If you notice a nail pop or joint crack on a surface we repaired or finished, contact us within 12 months. When it qualifies as a workmanship defect—not caused by moisture, extreme temps, impact/abrasion, or third‑party work—we’ll repair it free of charge per our warranty. Full details are included in your estimate terms.
Water‑Damaged Drywall & Ceilings
Drywall that’s been damaged by moisture is handled slightly differently. Our team has water damage restoration expertise and will figure out the extent of the drywall damage using a moisture meter. We won’t close a wall until our meter readings are in an industry‑accepted dry range. Any softened or swollen gypsum is removed; seams are properly backed and finished to match surrounding texture. Stains are sealed with stain‑blocking primer to prevent bleed‑through.
Mold note: If there’s significant visible mold, it can be a health hazard and should be handled by a licensed remediation company; we return to restore surfaces after remediation and dry‑down.
Active leak?
We can assess the drywall and measure moisture once the source is stopped. Ask about our moisture testing and repair plan.

FAQs
Are you licensed, insured, and bonded?
Absolutely—fully licensed, bonded, and insured in Washington State. Your peace of mind matters, so we proactively ensure you’re protected. Working with Shanco means your home, investment, and peace of mind are always safeguarded.
How do you ensure the quality of your work?
Quality is our cornerstone. Our technicians undergo comprehensive training, maintain continuous education, and follow strict quality-control guidelines. Every project is meticulously inspected, ensuring our work not only meets—but exceeds—your expectations.
Can you match my existing texture?
We’re the best at it. Most of our work are patches or repairing flood cuts for homeowners through their insurance companies. We regularly match orange peel, knockdown, hand‑trowel, and smooth (Level 4/5). Why it matters: a mismatched patch catches light, draws the eye, and can make a room feel unfinished—something buyers and house guests notice. We feather repairs into surrounding areas, replicate pattern density, and use the right primer to equalize porosity so there’s no flashing after paint. The goal: a repair that disappears.
Why it matters: Poorly matched patches stand out in photos and showings and can make a room feel unfinished; our goal is a repair that disappears and protects your home’s value.

Shanco installed the drywall on a home I was building. The gentleman I worked with was concise, responsive and overall professional. It was a 3000sqft property and they completed their task in a timely manner. I will definitely be giving them a call again should I need some work done on a future development.
- Jim G
Fast, efficient, and fair pricing. Patrick was easy to work with and knowledgeable. The business I manage used Shanco for water damage restoration after two separate plumbing leaks. I will use them again if another leak occurs.
- Chris S
Patrick and team were absolutely amazing. They had great communication prior to work. Made me feel comfortable in the process. Price was highly competitive, they are not going to take advantage of anyone. Saving the best for last, the work was extremely high quality. I couldn’t had asked for a better experience.
