SHANCO VS THEM – SEE THE DIFFERENCE
why hire professionals?
Demolition sets the stage for everything that follows. Low‑bid tear‑outs risk hidden hazards, structural damage, fines, and delays.
Who you hire for demolition matters. Low‑bid shortcuts lead to do‑overs, delays, ghosting, and surprise charges. Our trained, vetted, and insured crews deliver clean sites, proper disposal, and real‑time communication—so the build‑back starts right.
Here’s what you get with a trained, insured crew—and what usually goes wrong without one.
Selective Demo, Structural‑Safe
Surgical removal that protects what stays—framing, MEPs, windows, finishes. Brace where needed, cut clean, and mark/hold utilities. The goal: a ready‑to‑build substrate, not collateral damage.
Licensed & Accountable
We are WA licensed, insured, and bonded. Itemized estimates, easily accessible schedules, daily progress updates online, and a final walkthrough before we collect our final check—no surprises, no ghosting and a warranty to back up our work. Verify our license →
Meticulous Protection
Zip walls, negative‑air/HEPA where needed, protected paths, and daily sweep/haul‑out. Debris sorted and legally disposed; neighbors and common areas kept clean.
If We Break It, We Fix It
With us it's rare, but accidents happen, if our crew causes accidental damage during your project, we repair, replace, or reimburse—that's our cost, not yours.
Early Failure
No permits or hazard checks could mean hit utilities, exposing lead/asbestos/silica, or remove load‑bearing elements. Work halts; costs explode.
No License or Insurance
You carry the liability for injuries and damage—and there’s usually no recourse. When there's ladder's involved, one bad fall could cost more than 10 good contractors.
No Accountability
Underpriced jobs run out of budget, schedules slip, calls stop, work stalls—and you’re left managing the mess. No portal, no written scope, no recourse.
Collateral Damage
Sloppy demo leaves cracked drywall, damaged floors, gouged studs, cut wires, and dust in every room. No containment, no protection, no cleanup—just chaos that costs more to fix before rebuilding can even start.

Content Manipulation
Please pack away valuables, glass décor, small electronics, and cables. We’ll move and protect sofas, tables, and beds as needed and return them at the end. Let us know about heavy or specialty items (pianos, aquariums, safes, gym equipment) so we can plan for third‑party moving if required. Floors and large pieces are covered and masked before work begins.
Permits/HOA
Some projects require permits or HOA notice. We’ll provide details for your application if needed.
For exterior projects: check your HOA’s color‑approval rules. We’ll provide samples and product data to help you secure approval and avoid delays or fines.
Parking, Access, & Safety
A nearby parking spot and outlet help us work efficiently. Share keypad/gate codes, alarm schedules, and any HOA requirements. We can also provide secure lockboxes during our time on the project.
For safety, please keep pets and children away from active work areas; we’ll confirm daily start/finish times so you can plan around noise and access.
Hazardous Materials Testing
If your house was built before 1980, then there’s potential of asbestos or lead. However, WA L&I requires a lead or asbestos survey by a certified inspector before any demolition in any home, contractors may not.
However, if it is a renovation, homeowners are allowed to conduct their own survey. Otherwise we are happy to arrange testing/abatement.
Need help with testing? Reach out and we will be happy to help.
Note: We focus on non-hazardous demo. Asbestos/lead testing & abatement and significant mold remediation are performed by licensed specialists before or in place of demolition when required. We’re happy to coordinate and return after clearance.

FAQs
How do you price your demolition work?
There are many variables that affect price such scope, access, material type/volume, disposal fees, and any special protections required. You’ll receive an itemized, fixed quote; change orders only occur for hidden conditions or client‑requested changes.
Are you licensed, insured, and bonded?
Absolutely—fully licensed, bonded, and insured in Washington State. Your peace of mind matters, so we proactively ensure you’re protected. Working with Shanco means your home, investment, and peace of mind are always safeguarded.
Do you pull permits?
For homeowner‑led remodels, permits are typically obtained by the homeowner or GC. We’ll note likely requirements and provide any documentation you need from us.
How do you ensure the quality of your work?
Quality is our cornerstone. Our technicians undergo comprehensive training, maintain continuous education, and follow strict quality-control guidelines. Every project is meticulously inspected, ensuring our work not only meets—but exceeds—your expectations.
How do you handle unexpected problems or delays?
Proactively and transparently. We anticipate challenges through careful project planning and maintain constant communication if unforeseen issues arise. Our team is committed to solutions—not excuses—ensuring minimal disruption to your timeline and budget.
Can you provide references or examples of past projects?
Absolutely! Our work speaks for itself. We’re proud of the relationships we’ve built and would be delighted to connect you with previous clients. Additionally, we invite you to explore our portfolio of successful projects—real homes, real results, real satisfaction.
What steps do you take to keep the project site clean and safe?
We treat your space as carefully as you would. Before work begins, we implement protective measures, including dust barriers and surface protection. Daily site clean-ups using HEPA vacuums are standard practice—your comfort, safety, and convenience are always prioritized
We also offer negative air options using industrial HEPA air purifiers (at an added cost) if there are occupants with delicate respiratory systems.
Do you handle hazardous materials (asbestos/lead/mold)?
No. If testing indicates hazardous materials, a licensed abatement contractor must remediate first. We return to complete the demolition/restoration after clearance.
What happens to the debris?
We care about the planet we share, so we separate and recycle whenever practical (metals, clean wood, cardboard). Everything else goes to permitted facilities that handle construction debris responsibly. Want documentation? We’ll provide disposal receipts on request.
Do you do full house teardowns?
Yes—on select projects. Our core is selective interior demolition, and we also take on whole‑house teardowns by self‑performing key phases and partnering with vetted heavy‑equipment and abatement specialists when needed. We can act as your single point of contact—from protection and salvage through structure and foundation removal, debris recycling, and rough grading—subject to site review, permit requirements, and hazardous‑materials clearances.
How will you keep me informed throughout the project?
Through proactive, clear, and consistent communication. Through our project portal, you will have access to all the important details you care about — such as your project schedule and daily logs to keep you in the loop. You’ll never have to wonder where things stand. With Shanco, you’ll always know exactly what’s happening—and why.
Will there be hidden fees or additional costs beyond the initial estimate?
Never. Transparency and honesty guide everything we do. We clearly outline project costs upfront, eliminating financial uncertainty. If unforeseen circumstances arise, you’ll be informed immediately—no surprises, no hidden fees, just total clarity and clearly documented for your reference. Barring unforeseen circumstances, if we underestimate materials or labor expenditures, that’s on us – we will not breach our agreement with you.
How do you train your employees to ensure professional results?
Continuous training is at the heart of our team’s expertise. Shanco technicians complete rigorous professional training and ongoing skill-enhancement programs. By investing in our people, we ensure superior workmanship and consistently excellent results for you.
Do you offer any warranties or guarantees on your work?
Absolutely—we stand proudly behind every project. Your satisfaction and confidence are critical to us. Every project is covered by clear workmanship warranties, reflecting our commitment to quality, responsibility, and your long-term peace of mind.
How quickly can I expect a response if I have questions during my project?
Prompt communication is our promise. Your project manager and our team remain accessible and responsive. Expect same-day responses to your questions or concerns, ensuring you feel secure, informed, and in control from start to finish.
Still have questions?
Our team is available to answer your questions about your next residential demolition project.
Shanco installed the drywall on a home I was building. The gentleman I worked with was concise, responsive and overall professional. It was a 3000sqft property and they completed their task in a timely manner. I will definitely be giving them a call again should I need some work done on a future development.
- Jim G
Fast, efficient, and fair pricing. Patrick was easy to work with and knowledgeable. The business I manage used Shanco for water damage restoration after two separate plumbing leaks. I will use them again if another leak occurs.
- Chris S
Patrick and team were absolutely amazing. They had great communication prior to work. Made me feel comfortable in the process. Price was highly competitive, they are not going to take advantage of anyone. Saving the best for last, the work was extremely high quality. I couldn’t had asked for a better experience.
